Keeping the House (and Hiring Help) vs. Moving to an Apartment
The quietest alternative to downsizing is not downsizing: keep the house, hire the lawn crew, and change nothing. It costs zero moving boxes, and for some households it is exactly right.
Free to renters. No listing reaches you until its pricing and fees are confirmed in writing.
Side by side
| Category | Luxe Downsize Locating | Staying Put & Hiring Out the Maintenance |
|---|---|---|
| Upfront cost | A move: deposits, movers, and the real work of sorting a house of belongings. | Zero. No boxes, no address changes, no goodbye to the street. This row is a clean win for staying. |
| Familiarity | A new floor plan and new neighbors, even when we keep you in your own corridor — most of our area pages exist to shorten that distance. | Every light switch already known. The value of that is real and doesn’t show up in any ledger. |
| What outsourcing covers | Not applicable — the community carries maintenance as part of the deal, interior systems included. | The crew cuts the lawn. The roof, the water heater, the foundation watering schedule, and the 2 a.m. leak remain yours to notice, manage, and finance. |
| The unused rooms | You rent the square footage you use. Nothing gets heated, cooled, cleaned, or insured for the memory of its old job. | The house keeps its full utility bill and tax bill while several rooms mostly collect dust. San Antonio summers make unused square footage genuinely expensive to cool. |
| The capital | The house sells; the proceeds are liquid. What they should do next is a conversation for your agent and accountant, not for us. | The wealth stays parked in the house. That can be the right call — it is still a choice being made, month after month, by default. |
| Leaving for a month | Lock the door, if the community’s systems check out — we verify packages, entry policy, and parking before you sign. | Hired help waters and mows, but an empty house is still an empty house: mail, storm damage, insurance clauses about vacancy. |
Our view
The honest verdict
Staying put wins on moving cost — infinitely, since there isn’t any — and on the unpriceable comfort of a known house on a known street. If the yard was the only complaint, a lawn crew is cheaper than a move and we’ll say so. The apartment case begins where outsourcing ends: the rooms you pay to condition but don’t use, the systems that stay your problem at 2 a.m., and the capital sitting in the house by default. No pressure lives on this page; it’s a ledger, and some households will read it and rightly stay.
