Questions the House-to-Apartment Move Actually Raises
The fee model, the licence, the timing around a sale, and where our job ends — answered plainly, including the parts that don’t favor us.
Free to renters. No listing reaches you until its pricing and fees are confirmed in writing.
Questions and answers
How do you get paid if the search is free to us?
Apartment communities pay licensed locators a referral fee when a renter we sent signs a lease. That’s the whole model. When a community that fits you well pays no locator fee, it still goes on your list — with a note saying so, because the list is only useful if you can trust it.
Is apartment locating a licensed activity?
Yes. In Texas, locating is real-estate activity regulated by TREC, performed under a sponsoring brokerage. Our brokerage details and licence number will be published on this site at launch, along with the TREC Information About Brokerage Services and Consumer Protection Notice.
What does “verified in writing” actually mean?
Before a community reaches your list, we contact its leasing office and confirm current rent for the specific plan, every recurring and one-time fee, the real availability date, and any special — then keep the written record. Quotes on the big listing sites go stale in days; ours are dated.
Should we find the apartment before or after the house sells?
Both work; they’re different projects. Before the sale, we scout without a deadline and flag communities whose lease-start flexibility fits an uncertain calendar. After the sale, speed matters and the tracker earns its keep. Either way, lease timing is planned so you don’t pay for two addresses longer than necessary.
What if we need a short lease while we decide?
Some communities offer shorter terms at a premium, and a few corridors have more of them than others. Tell us the honest timeline and we’ll price the shorter term against a standard lease with a reletting fee, so the flexibility you’re buying has a visible cost.
Do you handle the selling, moving, or sorting side?
No, and we won’t pretend to. We don’t list houses, haul furniture, run estate sales, or organize closets — we locate apartments. Your real-estate agent owns the sale, your accountant owns the money questions, and the movers own the truck. Our lane is finding the place all of that leads to.
Can you find single-story or elevator options specifically?
Yes — it’s one of our four core searches. We track which San Antonio communities offer true single-level plans, how first-floor availability really behaves versus how it’s advertised, and which elevator buildings put the machine on the route daily life actually takes.
What happens after we call or send the form?
A conversation about the house — what it stores, parks, and hosts — followed by a written criteria sheet you approve. Then a verified short list, grouped tours if you want them, and the paperwork details when you choose. If the answer turns out to be a smaller house or staying put, we’ll say that too.
One key instead of a house full of them
Tell us what the house handled — the garage, the storage, the workshop, the guest bed — and we’ll find the apartment that covers it in fewer square feet, with the numbers verified first.
